How does the Danube 1% payment plan work?
You pay a booking deposit, usually 10% to 20% of the price, then 1% of the total price every month while the building goes up, with the remaining balance due on handover. On an AED 1.2 million apartment that is AED 12,000 a month.
Do I need a mortgage or bank approval?
No. The monthly instalments during construction are developer finance, so no bank approval is needed to start. A mortgage is only relevant if you want to finance the balance due at handover.
Is there interest on the monthly payments?
No interest is charged on the developer payment plan. The monthly amount is a fixed percentage of the purchase price and does not move with interest rates.
What is a post-handover payment plan?
On some projects part of the price is spread over months or years after you receive the keys, so you can move in or rent the home out while still paying it off. Availability varies by project.
What happens if I miss a monthly payment?
Danube issues a reminder and allows a grace period before any penalty applies. The exact terms are written into the sale and purchase agreement for each project, so ask for that schedule before signing.

Can foreigners own property in Dubai?

What fees are payable on top of the price?
Budget roughly 4% for Dubai Land Department transfer or Oqood registration on off-plan, plus registration and admin charges. Ongoing costs are annual service charges based on the size of the unit.
Is there property tax or income tax in Dubai?

Does buying a Danube home get me a Golden Visa?

How do I pay from outside the UAE?
Instalments are paid by bank transfer into the project's regulated escrow account, which is the only account a Dubai developer may collect off-plan money into. Some buyers set up a UAE account later for convenience.
Is my money protected if the project is delayed?

Off-plan units can usually be resold once a set percentage of the price has been paid, subject to the developer's transfer rules and a transfer fee. Confirm the threshold for your specific project.
How do I get prices, floor plans and the brochure?
