How it works

From purchase to 10 year residency

1. Buy a qualifying property

The property, or the combined value of several properties, must be worth at least AED 2 million. Off-plan purchases from an approved developer can qualify, and mortgaged homes can qualify where the required equity is met.

2. Register at the Dubai Land Department

Ownership is recorded as a title deed for ready homes or an Oqood registration for off-plan units. The DLD valuation certificate is what the visa application is assessed against.

3. Apply through DLD or ICP

Applications run through the Dubai Land Department's Golden Visa desk or the federal ICP channel. Passport, Emirates ID or entry status, property documents and a medical test make up the core file.

4. Add your family

The 10 year residency is renewable and can be extended to a spouse, children and, subject to conditions, parents and domestic staff, all sponsored by the investor.
