Everyone can own

Affordable homes in Dubai: what your monthly budget actually buys

If you pay rent in Dubai, you can probably pay for a home instead. Here is what each monthly budget buys on a Danube payment plan, with the live projects that fit.

Browse every project

The barrier to owning in Dubai was never the monthly cost. It was the lump sum: a large down payment, then milestone demands during construction that no salaried household could time. The monthly plan removed that barrier by turning the construction period into a fixed monthly figure.

Below, budgets are matched to real prices from live Danube projects. A studio or one-bedroom in Jumeirah Village Circle or Dubai Silicon Oasis sits at the entry end, while Business Bay towers sit at the top. All of them are handed over furnished.

Compare that with rent. A rented one-bedroom in the same districts costs a similar amount each month and leaves you with nothing at the end of the lease.

The 1% monthly payment plan
  • Low entry

A booking deposit gets you into the project. There is no need to fund half the purchase before handover.

  • 1% a month

Instalments are a fixed percentage of the price, so the monthly figure is known from day one and does not move with rates.

  • Post-handover options

Selected projects extend instalments past handover, so you can move in or rent out while still paying.

  • Furnished on delivery

Most Danube homes hand over furnished and fitted, which removes a second round of spending after completion.

What each monthly budget buys

A rough guide using the 1% monthly structure: the monthly figure is one hundredth of the purchase price during construction.

Questions and answers

Common questions

What is the cheapest Danube property in Dubai?
Entry prices move with each release, but studios and one-bedroom apartments in Jumeirah Village Circle, Dubai Silicon Oasis and Al Furjan are consistently the lowest-priced Danube homes. The live list on this page shows current starting prices in AED.
Is it cheaper to rent or buy in Dubai?
On a monthly basis they are comparable: a 1% monthly instalment on a one-bedroom is close to the rent on an equivalent unit in the same district. The difference is that instalments build equity in a freehold asset while rent does not.
What salary do I need to buy a home in Dubai?
There is no minimum salary requirement on a developer payment plan because no mortgage is involved during construction. What matters is being able to cover the booking deposit, the 4% registration fee and the monthly instalment comfortably.
Can I get a Golden Visa with an affordable Danube home?
The UAE Golden Visa threshold for property investors is AED 2 million. Some buyers reach it by combining units. Homes below that value can still qualify for shorter investor residency options.
