Most Dubai developers ask for 40% to 60% of the price before handover, in large milestone payments tied to construction. Danube replaced that with a flat monthly figure: 1% of the purchase price, every month, for the construction period.

The effect is simple. A one-bedroom apartment at AED 1.2 million becomes a monthly commitment of AED 12,000 rather than a series of unpredictable six-figure demands. For a salaried buyer, that is a number you can plan a household around, which is exactly why the plan opened Dubai ownership to people who had only ever rented.

Every Danube home also hands over furnished and fitted, so there is no second round of spending after completion.

What is the Danube 1% payment plan?
It is a payment structure where you pay a booking deposit, then 1% of the property price each month during construction, with the remaining balance due on handover. The monthly amount is a fixed percentage of the price, so it never changes with interest rates.
Do I need a mortgage to buy on the 1% plan?
No. The plan is developer finance during construction, so no bank approval or mortgage is required to start. Buyers who want to finance the handover balance can arrange a mortgage closer to completion.
How much do I need to start?
Bookings typically start with a deposit of around 10% to 20% of the price, plus the Dubai Land Department registration fee of 4%. From there the monthly instalments begin.
Can overseas buyers use the 1% plan?
Yes. There is no UAE residency requirement to buy a freehold Danube home, and buyers from India, the UK, Pakistan, Nigeria and elsewhere complete the entire purchase remotely.
What happens if I miss a monthly payment?
Danube issues a reminder and a grace period before any penalty applies. Terms vary by project and are set out in the sale and purchase agreement, so ask an advisor to walk you through the specific schedule before you sign.
