Buying a Danube home in Dubai from the UK
UK buyers own Danube homes in Dubai freehold, in their own name, and can complete the purchase remotely. Instead of a UK buy-to-let mortgage and stamp duty surcharge, Danube's 1% monthly plan spreads the price across construction, and there is no annual property tax in Dubai. UK residents still report the rental income to HMRC.
Popular with buyers from London, Manchester, Birmingham, Leeds, Glasgow.
What does a Danube home cost per month from the UK?
On the 1% plan you pay a booking amount, then 1% of the price each month during construction. On a AED 1 million home that is AED 10,000 a month, roughly £2,000 at current rates, with the balance at handover.
What are the buying costs in Dubai?
The main one-off cost is the Dubai Land Department fee of 4% of the price, plus small registration fees. There is no stamp duty surcharge for foreign or second-home buyers, and no annual council-style property tax.
Do I need a mortgage?
No. Most UK buyers pay monthly from income on the 1% plan. A UAE mortgage is possible for non-residents but usually needs a larger deposit.
Do I pay UK tax on Dubai rent?
Dubai does not tax rental income, but UK residents are taxed by HMRC on worldwide income, including overseas rent. Speak to a UK tax adviser about your position.
Can a UK citizen own freehold in Dubai?
Yes. British buyers can own freehold in Dubai's designated areas, where every Danube project is located, with title registered at the Dubai Land Department.
Can I buy without flying out?
Yes. Reservation, the sale agreement and payments can all be done remotely. Many buyers visit once at handover. Flights from London take under 7 hours.
