Buying a Danube home in Dubai from India

Indian residents and NRIs can own freehold Danube homes in Dubai in their own name. Danube's 1% monthly plan spreads the price over construction, so most buyers pay from salary or savings instead of taking a loan. Residents send funds under the RBI's Liberalised Remittance Scheme (currently up to USD 250,000 per person per financial year), and families often combine limits across members.

Popular with buyers from Mumbai, Delhi, Bangalore, Hyderabad, Pune, Kochi, Chennai, Ahmedabad.

Can I buy, and how do I pay?

Can an Indian resident buy property in Dubai?

Yes. Foreigners, including Indian residents, can buy freehold property in Dubai's designated areas, where all Danube projects sit. Title is registered in your name with the Dubai Land Department.

How much can I send from India to buy in Dubai?

Under the RBI's Liberalised Remittance Scheme, a resident individual can remit up to USD 250,000 per financial year for permitted purposes, including buying property abroad. Spouses, parents and adult children each have their own limit, and bank TCS rules apply above the threshold. Confirm current limits with your bank before paying.

Can I pay the 1% monthly plan from India?

Yes. Many Indian buyers pay the booking amount once, then 1% of the price each month by bank transfer. Because the payments are spread out, they usually fit inside the yearly LRS limit.

Is buying for NRIs different?

NRIs living in the UAE or elsewhere pay from their overseas income, so the LRS limit does not apply. Many Dubai-based NRIs buy on the 1% plan to swap rent for ownership.

Family, visa and rental

Does a Danube home give my family a UAE visa?

A property worth AED 2 million or more can qualify the owner for a 10-year Golden Visa, which can sponsor a spouse and children. Smaller homes can qualify for other residence routes. Eligibility is decided by the UAE authorities.

Can I rent it out while I live in India?

Yes. Danube homes are handed over furnished, so they can be let straight away through a Dubai property manager. Dubai has no income tax on rent, but Indian residents must report worldwide income in India.

How long is the flight?

About 3 hours from Mumbai and Delhi, and under 4 hours from Bangalore, Hyderabad, Chennai and Kochi, with many direct flights every day.
